Introducing The Ormewood: A New ADU Design for Urban Living in Atlanta



As Atlanta continues to evolve, the need for more diverse housing options is more important than ever.  Enter The Ormewood, a two-story, two-bedroom, two-bathroom Accessory Dwelling Unit (ADU) named after the charming Ormewood Park neighborhood.  Designed to be a catalyst for urban infill, The Ormewood blends functionality with a traditional aesthetic, offering a perfect solution for maximizing living space on smaller lots in the City of Atlanta (COA).



A Design for Urban Infill


With a footprint inspired by the RTown (440 SF) and the square footage of the KWood (750 SF), The Ormewood is tailored for smaller lots that want to max out the allowable square footage (750 SF). Unlike R5 zoning (predominantly Grant Park, Inman Park, Edgewood, Reynoldstown), which has 4’ side and rear setbacks, the majority of Atlanta’s residential zoning is R4 and R4-A, which has a 7’ side setback and 15’ rear setback.  A 15’ rear setback is the primary limiting factor we encounter for ADU feasibility, size, and orientation - Even on average lots in the city, it can be the difference in being able to fit a 750 SF ADU or not.  The site of our first Ormewood, featured here, is a perfect example.  The client wanted to max out the allowable square footage but couldn’t with a one-story footprint due to R-4 setbacks.  Someone with a small backyard in R5, who wanted to build a 750 SF ADU, would encounter the same challenge.  The Ormewood is a perfect solution for clients just like these!



A Design That Honors Tradition


One of the significant challenges in designing a two-story ADU is the height limitation.  That is why most two story ADUs are designed with a flat or shed roof, common in modern architecture.  We are fans of all ADUs, including modern ADUs, but we also believe in design that reflects the local history and culture, which in our context, is Atlanta’s abundance of American craftsman bungalows.  The Ormewood is rooted in a traditional design aesthetic, and navigates this height/design challenge while maintaining a classic appearance, favoring a more historic silhouette.  This approach ensures that the Ormewood will feel right at home in Atlanta's residential neighborhoods and will blend well with the primary home. Our client, Susan in Reynoldstown, put it well, "One thing I love about my ADU is that it looks like it belongs here. The design blends seamlessly with the neighborhood."



A Design That Is Efficient


The Ormewood’s design strikes a balance between efficiency and comfort, providing ample living space without compromising on style.  The first floor includes a bedroom (with closet), full bathroom, spacious living area and a galley kitchen. The second floor boasts a master bedroom with a walk-in closet and ensuite bathroom with dual sinks, providing an urban getaway experience for guests, family, or tenants.  In addition, the Ormewood’s design does not compromise on windows.  By incorporating generous windows throughout, the ADU is filled with sunlight, creating a warm and inviting atmosphere.  With 9’4” ceilings, the first floor maintains an airy feel, ensuring that the compact layout never feels cramped.
